A significant share of European transactions above three million euros never appears in public search results. This is not secrecy for its own sake. It is a rational response to how these houses actually trade.
Why owners stay off-market
Listing a distinctive house publicly sets a clock running. Days on market becomes a number that buyers negotiate against, and for a property with perhaps forty genuine buyers in Europe that number is meaningless but damaging anyway.
The second reason is simpler. People who own these houses often live in them, and do not want strangers walking through on a Saturday.
How it works instead
Matching happens through a small number of firms who hold both sides of the register. The advantage for a buyer is access. The disadvantage is that you will never know what you were not shown, which is why the relationship matters more than the listing.
